Location:
Gogango District. Central Queensland area. State of Queensland.
The Pocket is situated 110 kilometres by road north west of Rockhampton on the Fitzroy River.

Area and Description:
Lot 1 on Crown Plan LR137, Country of  Leura     Parish of Yarrow Title reference 17751212
1917.384 hectares ( 4737.85 acres) Freehold.

Country:
Half the property is black and grey loamy river flats originally timbered with Coolibah, Bauhinia and Brigalow. Gently undulating slopes of 
softwood, Brigalow and Bauhinia run up to a good balance of cattle country timbered with Bloodwood, Iron bark and Coolibah that are
interspersed by pockets of softwood. These soils are generally red to brown loams and support good stands of Buffel and other grasses.
There are four pivots watering 600 acres of Leucena and improved grasses. A further two pivots currently water 300 acres of corn.
There is a half pivot being completed.

Water:
Stock water – Water is supplied by 2 x ¾ hp. Electric submersible pumps both of which pump from the Fitzroy River by 63mm poly pipe
to turkeys nest situated at the highest point on the property. Water is reticulated from the turkeys nest to the two houses, sheds, cattle yards
and grazing paddocks without river frontage.
Irrigation water- water is supplied by three electric submersible pumps with new electrical switchboards and crows nests. In total there are seven
unsupplemented water allocations. The water is extracted from three separate holes on the river. Three water allocations have no flow conditions which total to a nominal volume of 1,677 megalitres and a volumetric limit of 1,746 megalitres. A further two allocations have flow conditions of 260 megalitres per day, with a nominal volume of 1,424 megalitres and a volumetric limit of 1,950 megalitres. Irrigation water in the Fitzroy is some of the safest available due to the Dawson, Connors and Isaac Rivers which have huge catchment areas that both flow into the Fitzroy River.

Yards and Fencing:
Overall the fencing is in good condition. Boundary fencing is four barb with wooden posts in fair condition. Internal fencing
comprises 20 kilometres (approx) of new four barb with wooden posts, the remainder being older four barb semi
suspension on wooden posts. The cattle yards are near new and are of modern design, they are of steel and cable construction.
The yards feature a seven way drafting pound, head bail, vet crush and weighing box and new steel calf crush and branding cradle.

Improvement:
The property features a classic heritage style homestead, of rendered concrete with a timber finish, full timber kitchen with numerous other
rooms. The homestead is set in landscaped gardens with an inground pool. There is a highset federation style married men’s quarters, 
airconditioned  with four bedrooms.                          
There are two large machinery sheds, one which has a fully concreted floor and are in good condition. There are two 60 tonne conical based 
aerated peanut silos and four 60 tonne  kumbia peanut silos with dryers.

Remarks:
The pocket is a top quality farming and grazing property with a large quantity of available water for irrigation.  The Pocket features 600 acres of established irrigated Leucena.
