For over thirty years, Coonabar’s grazing and management practices has substantially increased the land productivity and carrying capacity. Strategic use of timber herbicide pellets has created a mosaic effect across Coonabar. The property has been operating under a very successful cell grazing management system. Coonabar offers an extremely dense feed bank of quality pasture, which includes Buffel, Green Panic, native grasses, and assorted established legumes.

The property offers gently undulating grazing, consisting of approximately 10,000 acres of predominantly Brigalow, Blackbutt and associated Softwood scrub country. 4,250 acres of Box interspersed with Ironbark and Softwood country, rising up to 2,500 acres of Ironbark, Bloodwood with Wattle interspersed.

Coonabar has a property map of assessable vegetation (PMAV).

Water

Water is one of the key features of Coonabar. All of Coonabar’s water systems are delivered to a 110,000 gallon tank, located at the main house. Water is then reticulated via sixty three millimetre, and two inch poly pipe throughout Coonabar. Two vertical centrifugal pumps  deliver water to twenty-six inline tanks, and thirty-six centrally located water points.

Water Sources
The main dam has a 33,000 yard excavation, and is nine and a half metres deep when full. It is equipped with a Mono pump 240 volt, with power connected to a solar rebate system. There are four large open dams. Phoenix bore (tested at 5,000 GPH), is equipped with a diesel Mono pump at 240ft, delivering 1,000 GPH. Planet C bore, is equipped with a two-inch submersible, delivering 1,100 GPH, connected to power with a solar rebate system. There are two additional unequipped bores, fully cased with access to power.

There is a give and take boundary on the southern side of Coonabar along Planet Creek. Canary Creek traverses the property from south east to north.

Cattle Yards

Coonabar offers a substantial set of steel cattle yards in a Bugle design, with three coolers. The yards hold in excess of 1,200 head. The yards have a six-way pound, with a standalone weigh box, pneumatic crush, pneumatic drafting facilities, and a double deck loading ramp.

Fencing
The boundary fence consists of either three or four barbed wire, with predominantly steel post construction. Coonabar is managed under a cell grazing management system, incorporating 160 paddocks connected to a laneway system. The internal fencing is either single or double plain electric wire, powered by four solar and two 240 volt energisers.

Homesteads
Coonabar features two modern, well maintained, spacious low set homesteads. Both homesteads have entertaining areas set in established lawns and gardens, with automatic sprinklers. There is 25,000 gallons of rain water storage at each house. Each homestead incorporates open plan living, four bedrooms with built in wardrobes, ensuites, offices, cold rooms, and are fully screened.

Coonabar’s main house was built in 2000, and has a spacious wrap around verandah. It has evaporative cooling, and features a tennis court.

Coonabar’s second house was built in 2007, is airconditioned throughout, and features an above ground pool. There is a 9m x 6m three bay shed, with 6kw solar panels, and there is a horse yard with four stalls.

Other Improvements

Located at the main house is a steel framed shed 18m x 9m, fully concreted with power connected, and an 8kw solar panel system. This shed includes a 9m x 3m self-contained living quarters with a 9m x 3m loft.

The fuel shed is 6m x 3.6m, and is steel framed. The container shed is 6m x 3m, and there is a set of horse/dairy yards.
